1. These terms

These terms govern your use of Plotica (the “Service”), the planning intelligence platform at this address, including the map, site dossiers, saved searches, projects and any account you create. By using the Service you agree to them. If you use the Service on behalf of a practice or company, you confirm you have authority to bind it.

2. What the Service is — and is not

Plotica collects and presents publicly available planning information so that architects can find, map and monitor planning activity. It is an information tool. It does not provide legal, planning or professional advice, and nothing in it is a substitute for an official local land charges search (LLC1/CON29), pre-application advice or confirmation from the relevant local planning authority. Always verify a constraint, a boundary or an application's status with the authority before relying on it for a submission.

Third-party data may be incomplete, out of date or published by some authorities and not others. Where we know a dataset has gaps we say so alongside the data; where we could not check something, we say that too. Absence of a result is never a guarantee that nothing exists.

3. Your account

You are responsible for keeping your sign-in details confidential and for everything done under your account. Tell us promptly if you believe your account has been used without your permission. We may suspend or close an account that breaches these terms.

4. Acceptable use

You must not:

  • scrape, bulk-download, or systematically extract data from the Service, or use it to build a competing dataset or service;
  • resell, sub-license or redistribute data obtained through the Service except as the underlying licences in section 5 expressly allow;
  • attempt to bypass rate limits, authentication, or any technical restriction, or interfere with the Service's integrity or performance;
  • remove, obscure or alter any copyright notice, attribution or branding shown with the data;
  • use the Service for anything unlawful, deceptive or misleading.

5. Data sources and licences

The Service is built on public-sector and open data. Each source remains the property of its publisher and is used under the licence stated below. Your use of that data through the Service is subject to the same licences, and the publishers named here may enforce their terms directly against you.

Planning applications

Planning application records are sourced from local planning authorities, via the PlanIt service and planning.data.gov.uk. Application details and documents remain the copyright of the authority and the applicant that produced them. The authoritative record is always the authority's own register.

Planning constraints and boundaries

Designation and boundary layers are served from planning.data.gov.uk under the Open Government Licence v3.0. The publishers require the following acknowledgements:

Base map

The standard base maps are vector tiles from OpenFreeMap, built from OpenMapTiles and OpenStreetMap data. Map data © OpenStreetMap contributors, available under the Open Database Licence.

Ordnance Survey base maps

The OS Road, OS Outdoor and OS Light base maps are OS OpenData served through the OS Maps API under the Open Government Licence v3.0 and the OS API Service Terms. Contains OS data © Crown copyright and database rights 2026. OS® and Ordnance Survey® are registered trade marks of Ordnance Survey Limited. If you spot an error in OS mapping you can report it to Ordnance Survey.

Registered title boundaries

The optional “Select plot” boundaries are HM Land Registry INSPIRE index polygons, served from planning.data.gov.uk and reproduced under the terms at use-land-property-data.service.gov.uk/datasets/inspire. They are indicative of a registered title only, never the legal boundary. The publisher requires the following acknowledgements:

  • This information is subject to Crown copyright and database rights 2026 and is reproduced with the permission of HM Land Registry.
  • The polygons (including the associated geometry, namely x, y co-ordinates) are subject to Crown copyright and database rights 2026 Ordnance Survey 100026316.

Postcodes and geocoding

Postcode and place lookups use postcodes.io, which serves Office for National Statistics and Ordnance Survey open data under the Open Government Licence v3.0.

6. Our content

The Service's design, software, summaries, analysis and the way we organise and present data are ours. You may use them within the Service for your own professional work, including in dossiers and documents you prepare for clients, provided the attributions in section 5 stay with the data.

7. Availability and liability

We aim to keep the Service available and accurate but provide it “as is”. We do not guarantee that it is complete, current or error-free, or that any third-party source will remain available. To the extent permitted by law we are not liable for loss arising from reliance on information in the Service, and nothing in these terms limits liability that cannot lawfully be limited.

8. Changes

We may update these terms as the Service and its data sources change. The date at the top of this page tells you when they were last revised; continued use after a change means you accept the revised terms.
